We’re opening the doors to the & Independents, a newly named and curated retail destination at 21 Morce Ave, Sorrento — and we’re inviting a select group of independent traders to join us.
Leases starts 29 Dec 10.00am to allow for set up. Open to the public 1st Jan 2026
Open 7 days a week, 364 days a year, this is a chance to secure a Sorrento presence without the crippling rents that are pushing small businesses out of the area. As rents climb and traditional leases become less accessible, The Independents offers a new, sustainable way to trade in one of Victoria’s most desirable retail villages.
To strengthen our future and adapt to the shifting art market, & Gallery is shifting its model and welcoming up to 20+ independent brands into our space. Fashion, jewellery, homewares, handmade furniture, lighting, glass, kids’ goods, pet accessories, functional craft and design and unique design-led products — we’re building a high-end, diverse collective that will thrive together.
Please note this opportunity is not open to artists as exhibition spaces. All art on site will be shown within & Gallery; no stalls will be allowed to include their own artworks or showcase artists as stock.
Definition of art – paintings, photography, sculpture, drawings, original or limited print editions. What is allowed are functional design and crafts, artist made cards and unlimited posters, vases, jewellery, jewellery. If you are uncertain about if some of your stock is allowed, just ask.
The Offer:
Selected businesses and start-ups can secure space at $164.15 per m² — Large spaces can be offered as smaller sections if requested.
All outgoings included:
Rent, Power, Staffing, Marketing & PR including paid ads, dedicated website ( with links to your websites) and social media, Public liability insurance, Rubbish and Recycling. One off monthly payment with no hidden fees.

How to be involved:
Businesses are either directly invited or apply via a proposal to be included. djprojects will select a diverse set of businesses that are independent in nature, Australian, and producing high quality products.
Businesses are allocated a stall which they can fit out as they wish.
Valet Services
Businesses, including Interstate businesses can take advantage of our Valet Service.
The Valet Service allows those businesses to have us create your space, arrange signage, and marketing related items, all you need to do is send the stock and we will do the rest.

Sales:
Businesses can have staff on site doing their own sales through their own portals or you can allow us to make your sales.
For businesses whose staff are not on-site, sales will be made via our eftpos system. A 2% Card Fee will be deducted from payments.
A shared google spreadsheet will be set up for each business. It will be your responsibility to list all your stock with corresponding codes which you will need to include on your price labelling. Information on labels should include business name or logo, $Price and the items unique product number.
When a sale is made our staff will update the spread sheet so you can track your sales in real time and monitor stock levels.
Payments (minus 2% card fees) will be reconciled weekly and paid Monday afternoons.
Our staff will make sure your stall is always looking good and will assess if items need moving around if a sale has been made. We suggest that a stock cupboard is incorporated into your fit out that our staff can access.
Our staff will keep the stalls clean and dust free.
We will have a communal fitting room onsite.
We will do everything possible to secure your stock. We will have a security camera system throughout the space, the sales counter will be located by the door, customers with large bags will be asked to leave them at the desk.
We will have public liability cover but no insurance for loss of your goods.
Minimum 6-month leases. 12-month leases are available.
Stalls must be left as was at completion of lease unless an agreement has been reached with djprojects.
One month bond and 1st month rent paid in advance to secure your space.
Prices quoted will be invoiced plus GST.

Open 7 Days a week everyday expect Christmas Day 10.00-5.00pm
On paying of bond and first months rent you will need to send business logo, website, social media addresses and a 150-word max, description of your business.
If you need a logo or branding design, or printed marketing please enquire about our Valet Services.
Need to break a lease?
Contact us and will see if if we can find a replacement. If we do find someone to take on your lease early. You will lose your bond, but you will not be liable for the rest of your lease.
djprojects has the final say on all tenants and you will not be able to sub lease your space to another business.
djprojects reserves the right to terminate any stall with one week's notice if the business has not paid the rent or if a new direction of the business is not in keeping with vision of the & Independents. If we deem a product unsafe, offensive, or unfit for sale it will be removed immediately.
